What lease terms do you offer?

Are utilities included in the rent?
No. Electricity is provided through Dominion Energy. Water, sewer, trash, and pest control are charged and metered through the leasing office at a flat rate, which varies depending on your floor plan and is in addition to your base rent.
Is the security deposit a full months' rent?
At the time of application, you will pay a $100.00 security deposit. This is based on the applicant’s credit report. Our deposits could range from the initial $100.00 up to a full months' rent.
Do you require renter's insurance, if so, how much?
Yes, our community requires you to hold $100,000 liability policy.
Are you pet friendly and how much is the pet fee?
Yes, we are pet friendly. There is a $350.00 non-refundable pet fee for each pet, not to exceed two pets. Also, pet rent for $15.00 is due on the 1st day of every calendar month after that. Canine breed restrictions include but may not be limited to the following: Akitas, Chows, Rottweilers, Doberman Pinschers, Pit Bulls, American Staffordshire Terriers, Wolf-Hybrids, or any mix of those listed. The pet(s) weight cannot exceed 75 pounds in total. If the singular or combined weight is greater than 40 pounds, then a first-floor unit is required. Reptiles, birds, amphibians, fish, rodents, arachnids, or insects are not permitted by occupants or guests within the apartment community.
Is there a fee for parking?
No, parking is included in your rent.
Does every apartment have a washer and dryer?
Washer and dryer connections are available in every apartment. You also have the option to rent a set through the leasing office if you don’t have your own. Select apartments have washers and dryers. Each apartment does however have washer/dryer hook ups.
What is your move out policy?
Our residents are required to provide a 60-day notice per the lease agreement.
Do you have boat parking?
Yes, we have a designated area for small boats.
Are parking spaces assigned?
Parking is not assigned. We allow 2 cars per apartment.
Can we grill on the patio?
No, we do not allow grilling on the patios or balconies. For your convivence have grills at the community pool area.
What amenities does your community offer?
Our onsite amenities include a fitness center, resort style pool, grilling station, and car care center.
Does the office accept packages?
Not at this time.
How can I report a maintenance issue?
You can report and maintenance work order 24 hours a day either by calling our office number or via your online resident portal.
